The Platform primarily acts as a digital intermediary that enables users to access property-related information and connect with relevant parties. Any transaction, agreement, or arrangement entered into between users is done independently and at their own discretion.

2. Acceptance of Terms

By using this Platform, you represent and warrant that:

You are at least 18 years of age
You are legally capable of entering into binding contracts under applicable laws
You are not prohibited from using the Platform under any applicable law or regulation
All information you provide is accurate, current, and complete

Taxation, stamp duty, and registration laws
Property transfer and ownership laws
Foreign Exchange Management Act (FEMA) for NRI investors

3.4 Prohibited Activities

Misuse, exploit, or manipulate the Platform for fraudulent purposes
Scrape data or attempt unauthorized access to Platform systems
Upload harmful, illegal, defamatory, or misleading content
Interfere with Platform security, performance, or functionality

4. Property Listings and Content Disclaimer

All property listings, images, descriptions, pricing details, floor plans, and availability information displayed on Listing Proptys are sourced from third parties, including property owners, developers, agents, and brokers.

Listing Proptys:

Does not guarantee the accuracy, completeness, legality, or authenticity of listings
Does not guarantee pricing, availability, approvals, possession timelines, or property specifications
Is not responsible for discrepancies between listings and actual property details
Does not verify every listing for RERA compliance, legal title, or encumbrances
Reserves the right to remove, modify, or update listings at any time without notice

Users acknowledge that reliance on listing information is at their own risk and that all final decisions should be based on independent verification, professional advice, and physical inspection.

5. User Account and Registration

5.1 Account Creation

Certain features of the Platform may require you to create an account. When creating an account, you must:

Payment must be made in full before service activation

Applicable taxes (GST) will be added to the final invoice

6.3 Refunds and Cancellations

7. Brokerage, Leads, and Third-Party Interactions

We do not guarantee successful transactions or outcomes
We are not a party to agreements between users
All negotiations, documentation, and transactions occur independently between parties
Users are solely responsible for conducting due diligence before entering into any agreement or financial commitment

7.1 Brokerage Services

If you engage our brokerage services:

Brokerage charges will be clearly communicated upfront
Standard brokerage rates apply as per industry norms (typically 1-2% of transaction value)
Brokerage is payable upon successful transaction closure
Written agreements will govern brokerage terms and conditions

8. Intellectual Property Rights

Logos, trademarks, and branding elements
Website design, layout, and user interface
Text, graphics, images, and videos
Software, code, and technology infrastructure
Proprietary algorithms and search functionality

8.1 Restrictions

Users may not:

Use Platform content for commercial purposes without authorization

9. User-Generated Content

By submitting content to the Platform (including property listings, reviews, comments, or inquiries), you grant Listing Proptys a non-exclusive, worldwide, royalty-free license to use, display, reproduce, and distribute such content for Platform operations and marketing purposes.
